What is a property really worth?

Most people answer by looking at what sold nearby. Find a comparable property, see what it traded for, anchor your number to it. It's the industry standard. And on the surface, it makes sense.

It also has a fundamental flaw.

A comp tells you what someone else paid for something else, under different conditions, with a different level of understanding. It tells you about the past. It tells you nothing about what the property in front of you is capable of becoming.

Here's what that misses. Every parcel exists inside a market with specific, measurable demands. A neighborhood might be undersupplied on multifamily. Starved for retail. You'll price the parcel against its past instead of its potential. The gap between those two numbers is where value gets left on the table.
